Engineering & Inspection Disclaimer

Each Terra Firma Israel inspection report is a professional engineering opinion prepared by an engineer registered with the Israeli Registrar of Engineers and Architects (Rasham HaMehandesim) under the Engineers and Architects Law 5718-1958. A report is not legal advice, a valuation, a survey of title, a guarantee of the property's condition, or a warranty of any kind.

Inspections are non-invasive and primarily visual. The engineer examines the conditions reasonably accessible and observable on the date of inspection. Unless expressly agreed in writing, an inspection does not include opening walls, floors, or ceilings; dismantling fixed elements; testing that requires specialist instrumentation beyond the engineer's standard toolkit; or assessment of components that are concealed, inaccessible, or obstructed at the time of the visit.

Findings describe conditions observed at a single point in time. A property's condition can change, and defects can be latent or seasonal. A report does not certify that the property is free of defects, nor that no defect will arise in future.

The engineer's signed Hebrew-language report is the authoritative record and the document of standing for any Israeli proceeding. The English-language report and any 360° walkthrough are provided for the client's comprehension and negotiation support; they are faithful working renditions of the Hebrew source, not a substitute for it. In the event of any inconsistency, the Hebrew report governs.

A report supports informed decision-making; it does not replace professional advice on the transaction. Clients should engage a licensed Israeli attorney (Orech Din) regarding the purchase contract, the as-is (k'mot shehu) clause, and how any finding applies to their specific agreement, and should obtain costed remediation quotes from licensed contractors before relying on any cost indication.

To the maximum extent permitted by applicable law, Terra Firma Israel's aggregate liability arising out of or in connection with an inspection or report is limited as set out in the Terms of Service. Nothing in this disclaimer limits any liability that cannot be limited under the Israeli Consumer Protection Law 5741-1981 or other mandatory law.
