Engineering Credential
Every inspection is signed by a registered, court-appointed building engineering expert, registered with the Israeli Registrar of Engineers and Architects under the Engineers and Architects Law, 1958. Our lead engineer is Engineer #28007795 — Civil Engineer (BSc, Ariel University), court-appointed as an expert witness, with an established pre-purchase and new-delivery inspection practice in Israel.

Estate · By Inquiry
Bespoke. Multi-Asset. Anchored.
Estate engagements cover villas, multi-property portfolios, and properties of 250sqm or more. We allocate a private engineering team, scope the deliverable around the asset, and run the engagement under a senior advisor. Every Estate engagement is quoted privately. Select Estate on the booking form to start the conversation, or write to us directly.
Indicative starting figure: from $5,950 USD VAT-inclusive. Final scope and pricing are confirmed after a discovery call with our advisory team.
Frequently Asked Questions
How quickly can the inspection happen?
Scheduling is confirmed against the engineer's real calendar — we propose dates within one Israeli business day of booking, and we do not publish speed promises we have not checked. If your timeline is tight, send us a message first — we will look at the calendar and come back to you within one Israeli business day with what is realistically possible for your property. Talk to us first at /contact.
Can I talk to someone before booking?
Yes. Message a Senior Advisor before booking, no payment required — we reply by email and talk through your specific transaction, the right tier for it, and what to expect on delivery, no meter running. If you would rather skip that step, request your inspection directly on this page — no payment is taken at booking, and you pay only after the inspection is done.
Are you inspecting multiple units in the same building or complex?
For multiple units in the same building or complex, we price per portfolio rather than at the published per-unit rate. The fastest path is a message: tell us how many units, where they sit, and whether you are at pre-purchase or pre-handover. We come back with a written proposal within two Israeli business days. Talk to us first at /contact.
What standards govern your inspections?
Every inspection is conducted by an engineer registered with the Israeli Registrar of Engineers and Architects under the Engineers and Architects Law 5718-1958. Each report is the inspecting engineer's signed professional opinion, with disclosed methodology, photographic evidence, and Israeli Standards references — written to be used in negotiation with the seller. The weight any court gives an engineering opinion is a matter for the court. We do not cut scope, and we do not subcontract to non-registered surveyors.
Why is VAT included in your prices?
Because we believe in clinical transparency. Israeli VAT applies in full to inspection services for property located in Israel, regardless of where you live or what currency you pay in. We could quote pre-VAT figures to look cheaper, then add tax at checkout. We do not. The price you see is the price you pay. VAT is itemized on your invoice.
How does the Complexity surcharge work?
Larger properties take materially more on-site engineering time. The booking form auto-detects two Complexity tiers from the built area you enter. Properties between 150 and 219sqm carry a Tier 1 Complexity surcharge of $450. Properties between 220 and 249sqm carry a Tier 2 surcharge of $750. Properties of 250sqm or more route to our Estate tier and are scoped privately under bespoke pricing. The surcharge is the same on Standard and Premium; Estate absorbs complexity in the bespoke quote.
How does payment work?
One stage, after the work. Booking takes no payment: your request confirms scope and reserves the engineer's calendar slot. Once the inspection is complete, we send a single payment request for the full fee, VAT itemized. Your digital delivery — the full English report, the 360° HD Digital Twin walkthrough where included, and spatial defect tags — is released the moment payment clears, within 24 hours of the visit. Ongoing English Q&A support from the engineering team, by email, is available before and after the report. During our introductory period, invoicing may be handled by the licensed Israeli engineering practice that performs your inspection; the invoice always identifies the issuing entity. All response and scheduling times are stated in Israeli business days, which exclude Friday and Saturday.
What is your cancellation and refund policy?
Straightforward, because nothing is paid up front. You can cancel or reschedule free of charge up to two business days before your scheduled inspection date (business days exclude Friday, Saturday, and Israeli public holidays). Because an engineer is dispatched on a fixed date, a cancellation after that deadline — or a visit where the engineer attends but cannot access the property through no fault of ours — is treated as a performed visit and the fee for it remains payable; a re-visit is booked separately. If we cancel, reschedule, fail to attend, or the service is defective or not as described, you owe nothing, and any amount already paid is refunded in full within fourteen days. Your statutory rights under the Israeli Consumer Protection Law 5741-1981 always apply where they give you more. Full terms are on our Terms of Service page at /legal/terms.
Is the report legally binding?
Each report is a professional engineering opinion signed by a registered engineer under the Engineers and Architects Law 5718-1958. It is not a legal instrument, and the evidentiary weight of any engineering opinion in a legal proceeding is determined by the court. We strongly recommend engaging a licensed Israeli attorney (Orech Din) to advise on how the findings apply to your specific purchase agreement.
Are reports available in languages other than English?
For Phase 1, we deliver English-language reports exclusively, with full human technical review. French, Spanish, and Russian reporting is on our 2026 roadmap. North American and UK buyers are our current focus.
What if the inspection reveals major defects?
This is precisely why you commission the inspection. Our engineering team is available by email to help translate findings into negotiation strategy. On new-build delivery inspections in particular, non-delivery items identified in an engineer's report are commonly used by buyers' attorneys to recover credits before the final payment clears.
What is your coverage area?
We conduct inspections across all major metropolitan areas in Israel, including Jerusalem, Tel Aviv, Netanya, Ashdod, Haifa, Ramat Gan, Herzliya, Beit Shemesh, Ra'anana, Modi'in, and Ashkelon. Contact us for properties in northern, southern, or remote locations.
